On the Market: Venice, California
March 1, 2008
Location: About six blocks from the surf and steps to shopping and dining on funky Abbot Kinney Boulevard.
Background: Developer Tom Schey and environmentalist Kelly Meyer created project7ten. Designed by architect Melinda Gray, the house is on track to becoming California’s first LEED Platinum home.
Design: The four-bedroom, three-and-a-half bath modern home was constructed using sustainable materials and eco-conscious procedures—even the previous home on the property was reduced, reused and recycled. The frame was made using FSC (Forest Stewardship Council) lumber and incorporates floor-to-ceiling windows, donated by Fleetwood, for an energy-efficient seamless indoor/outdoor living space. The home is fully furnished by eco-friendly companies such as Viesso, Modern Outdoor, Steelcase and KnollTextiles, with toxin-free paint from Benjamin Moore and CaesarStone kitchen countertops. Bathrooms feature recycled glass and porcelain tile, donated by Walker Zanger, and are outfitted with Kohler’s latest water conservation technology. Project7Ten also includes bamboo flooring, GE lighting systems and appliances, and a Ford Escape Hybrid in the garage.
Green: Aside from healthy interior furnishings and an exterior made of sustainable wood, the greenest part of the home isn’t necessarily visible. Instead of fiberglass insulation, the walls of project7ten are filled with recycled denim. Donated by Ultratouch, this nontoxic material is mold-resistant and made from post-industrial waste. Moreover, the home produces its own energy via solar panels and will use radiant heating, utilizing warm water pumped below the floor. Additionally, the home features thermostatically controlled skylights, a drip irrigation system, a gray water system and an underground cistern that will collect rainwater for landscape irrigation. "The most interesting point is that it’s the most advanced environmentally conscious building, but also incorporates great design," says Schey.
