On the Market: The Ritz-Carlton Residences at L.A. Live
November 1, 2007
LOCATION: Adjacent to Staples Center, near the corner of Figueroa Street and Olympic Boulevard, in downtown Los Angeles. The residences are part of L.A. Live, a four-million-square-foot mixed-use development that will feature entertainment venues, restaurants and commercial and residential space.
FOR SALE: Comprised of a 54-story tower with an 877-room J.W. Marriot Hotel and a 123-room Ritz-Carlton Hotel, the development offers 224 full-ownership residences on floors 27 to 52 ranging from 1,000-square-foot one-bedrooms to 5,500-square-foot three-bedroom penthouses.
DESIGN: Gensler, one of the world’s largest architecture firms, designed the glass and steel towers. The new rebranding of the Ritz-Carlton’s design concept dictates that the hotel’s interiors reflect their surroundings, thus the decor is Asian-influenced with clean and modern touches such as Gaggenau kitchens, stone bathrooms and wood floors.
BUILDING AMENITIES: A dedicated
private entrance for residents, private elevator banks, a Ritz-Carlton spa, two
fitness centers (one servicing the hotel and one for residents), a restaurant
and lounge on the 25th floor, a landscaped deck with pool and beverage service
on the 26th floor, a sky lounge on floors 27 and 28 and a 24-hour concierge and
valet dedicated to residents. Additional services include a homeowners
association managed by the Ritz-Carlton, in-room dining, laundry service
and
housekeeping.
WHAT SETS IT APART: "When AEG developed Staples Center, we promised that we’d also do a convention hotel—currently the two closest ones are Holiday Inns," explains Laurie Miskuski of AEG Real Estate. "This kind of development is changing the face of downtown. The combination of the Ritz-Carlton brand and access to sports, concerts and award shows right outside your door is appealing to a wide range of buyers."
MARKET INQUIRIES: $1 million to $6.8 million. 213.622.4242, www.allaccessliving.com
