You simply can’t construct anything this close to the ocean anymore,” says broker Rebecca Riskin of a Montecito home abutting the shoreline. Although it is located between the Four Seasons Biltmore and Ian Schrager’s $32 million purchase, the Miramar Hotel, the home’s 200-foot beach frontage is well hidden from passersby. “It’s a gated estate at the very end of a gated lane,” says Riskin. “This isn’t the kind of area where you'll find strangers lying on the beach in your backyard.
